Anyone know how much it costs for a single storey extension approx?

It would be around 11ft by 13ft. The neighbour already has an extension which comes up to boundary so am i right in thinking that wall could be utilised bringing costs down? It would ideally be a pitched roof. Any ideas?

Not sure about sharing the neighbours wall. We had a single storey extension built but ours has it own wall just in from our boundary wall. I don't know if planning will allow you to jointly own his wall, hopefully someone else may help.

Just to help you on costs, ours is 20ft by 7ft with pitched roof, French doors, 4 windows and roof windows. Ours cost 17K approx 5 yrs ago

Thanks kbaby. :) That's interesting. The wall is being used as a boundary between the houses, so I assume a party wall & things would look more uniform if it were utilised. Obviously we'll have to double check everything beforehand, but im under the impression the vendors are quite friendly with their neighbours so hopefully they will be ok with it. :)

I have spent the last two years researching this. You should be looking at between £750 a £1250 per square metre depending on the level of finish.

We have been quoted anything up to £3500 per square metre. Shock

If you're in North Essex or Suffolk I can recommend one builder. (The others have been opportunistic wankers)
