roof repair/replacement

got back the report for the survey on the house we'd like to buy.
apparently the roof is in worse condition than would be expected for a house that age (built in 80s). could anyone give me a ballpark figure what it would cost to replace or repair a roof on a 4bed detached house with garage in the east? the surveyor wrote in the report that scaffolding might be needed to do the job.
we still want the house, but are thinking we might need to renegotiate the price if it turns out the repair job is going to be costly.

sorry should have said, there's clay tiles on the roof.

I guess you need to get a quote from some builders - because it depends on whether it is just replacing tiles, or if it needs carpentry too. Also depends on if you need new tiles or can reuse the existing ones. And would depend on the size of the roof.

I expect several thousand at the very least.

We had a quote for £24k, (7upstairs rooms) but its going to be a lot more than that, due to amount of rotten timber to replace. We have reused tiles/slates and had enough slates on site not to have to buy any. So no more clothes /chocolate /coffee for me - well not in this lifetime anyway :)

Our 4-bed house was about £20k to re-roof, but had scaffolding up anyway.
The tiles were from 1905 so some were salvaged and sold (few 100 quid back).

Just had ours done. Scaffolding to 3 storeys. £8k all in, but re-using the slates. We found out it needed doing at survey stage and got 2 quotes before asking the vendor to knock money off. We got half of the cost knocked off.

we have had a quote for rebuilding chimney, roof and gable end replacement using keemer tiles for £15k tops this is for an old house 3 bed but quite big. We are in SE.

could you ask the sellers to make good the roof before you exchange? you should get a 25 year guarantee on the works and saves you the hassle of having scaffolding etc up when you move in? I would be surprised if the current owners where not aware of the roof problems so could have contingency built in? just a thought... I watch too many sarah beeny programs!

Large 5bed terrace £6k for new reconstituted slate roof, new insulation, wrongly fitted velux's refitted and new flashings, repointed chimneys, new clay cowls, new gutters & fascias.
Got a good quote from a firm we've used on work jobs (I work in construction)
All new roof work will require scaffolding

Looks like we'll just have to bite the bullet and get in some people to have a look and quote.

hi my hubby is on the trade and he's just done a 3 bedroom semi in epsom whole new roof and it was 22k with scaffolding and three men on the job :)
