Rental admin fees

Anyone know what a typical admin fee for renting a flat is? I've called round a few local letting agents (Basingstoke) to get an idea and some of them wouldn't even tell me up front! The agents for the flat I was is charging £360 for credit checks (for me and a guarantor) and setting up the tenancy which I thought was extortionate, is this about right?

When we rented out our house, the agent took 12%, IIRC.

We've just had one for £250 for two people - another wanted 33% of the monthly rent.
