Is £150k for a house on a £167k too cheeky?

just wondering before I steer my parents towards it. It doesn't need any obvious work but that's as high as they can go. It's on with the most £££ EA so it's probably over valued a bit. And it's been on the Market 6 months or so with no reduction.

I would hope it's not too cheeky as that's the sort of reduction I will be offering soon (so watching with interest!).
However, I always suspect that if a property has been on for months with no reduction then they may well be holding out for the asking price and in no hurry to sell.

It's someone who bought to do up & it's empty so you'd think they'd want rid. There was a problem on their block which we think put people off.Friend lives there so she knew the problem and it's now solved so I'm thinking of getting in there before everyone knows

Depends, we got ours for £150 but they were asking £170. They had got the asking price twice but it fell through twice (different reasons each time) The owners were so fed up that they accepted straight away.

Stupid really as we were prepared to go higher!

I want to offer 90K for this house - www.peteralan.co.uk/property/NEATPVP39545/, which IS a bit cheeky, but I will struggle to get a mortgage for much more than that.

I completely love it. Oh, and I have to make my husband go to see it and hopefully like it too....

Let's just say that "cheek" is sometimes what's required. Who dares wins...sometimes. You can offer anything you like and the seller can only say yes or no.

Many years ago (early 90s), my parents were selling and the house was on the market for £32k and they accepted £21k...that is a larger deduction than discussed here by a long way. On top of that, the prices shot up after that, if they'd hung onto it (as they could have), it was worth £130k approx within 2 or 3 years!

It is such a lovely house - I mean look at the kitchen!!!

Just wish it could be picked up and moved to where I live now, which is a much nicer area. Or course, I couldn't afford to buy a house in this area...

Yes, I do. It is not the most des. res. area in the world, but rather there than a few other places I could mention. I wish we could afford to buy where we are now (Cadoxton) but not a hope in hell of affording a 4 bed here (and we need 4 beds - life would be dreadful if we had to make DS1 (with ASD) share his space with anyone - and DD and DS2 are getting too old to share.

10% really isn't low enough in these times. People are sh1t scared to commit to buying houses as you know. On the market 6 months! Offer £140 and you can come to an agreement.

Doesn't sound cheeky at all in this market.

As it's on a 'block' are there similar houses? If you go on 'upmystreet' (sorry can't link as on my phone) you can see what houses nearby have sold for.

Offer £145 and go from there....£150 will sound ok to them after that!

We offered £170k for a house on at £185 and we eventually agreed on £172K (but we would have gone up to £175K!)

Are they really serious about selling??? On 6 months and no reduction???? Hmm

I just went to look at the one I liked. And the downstairs is fabulous - exactly what I want. Not so keen on the upstairs though - the bedrooms are a bit small. So nevermind, hey!

They didn't like the house. Actually I thought it was nowhere near as nice in RL.
Viewing two more tonight with them & one of them they loved on first viewing

are they using Google Earth and Streetview to investigate houses in advance as much as they can and possibly rule out a few before you go to the bother of viewing them?

They ruled out loads then put an offer in on one & was rejected. Widened their search area. Offered on another to find it had been sold. Widened price range now & the spec. Problem here is nostreet has consistent houses. We are 3 bed terrace, next door is 6 bed, next to them is 4. There's also is a 3 bed but looks huge, tiny 2 bed with no outdoor space ( rest have gardens) a huge 6 bed then a 4 bed( which we thought was 2!) but has no garden.
Whole town is like this.
The 167 house said garden but has just been divided so you didn't know what you had without a viewing.
It's really hard work!
We come from an area that's just rows of similar house and either 2/3 beds and living area varies but pretty standard sizes!
