Comparing the price of detached vs semi detached.

Anyway know a quick way of finding out the difference in price for two similar properties?

Looking on a 1950's estate, and found a semi-detached and detached, both of the same basic design.

The semi has a medium garden, needs updating but is clean and tidy. Likely to go for approx. £340k. Wouldn't need any immediate work, but heating system is old and oil-fired.

The detached has a large garden, needs updating, has been smoked in and has a weird extension, which we could redo. Likely to accept offers around £375k. Would need a good clean and repaint before habitation. Has a new condensing boiler.

Does £35k sound like a reasonable premium to pay for a detached house with larger garden?

Would look on the Land Registry, but these houses hardly ever come up!

Personally think that the bigger garden alone could probably account for a large chunk of that £35k. Does that mean that the plot size in general is bigger? All things being equal, I'd expect a detached (at that kind of price level) to command a £20-£30k premium over a semi-detached, so if it has a larger garden too, I think a difference of £35k sounds on the low side.

In my area the difference between detached and semi is much greater and agree £35k sounds on the low side

My detached house was worth 10k more than the other houses (victorian terraced).

It's worth a lot more than that to me as the dog barking doesn't annoy anyone and I can have the tv on louder/dd can make more noise.

Can i ask what the difference do you think should be between terraced and end of terrace, if any? (London)

Where I live EoTs are definitely at a premium over terraces. One less part wall so less potential for hassle and access to the back without dragging stuff through the house, bicylcles, watering cans, fence panels, bags of compost and so on - what's it worth - 10% more I would say.

Thank you greentown. My friend is buying and she has found that an identical terraced house 2 doors further is priced 20k less. I thought it is reasonable to pay 20k more for end off terrace but she thinks is not.
