Can anyone suggest to me why this property is so cheap

given that it has so much?

I mean, it's not cheap - it's not within my means at all - but for Herts, with a pool and outbuildings and land etc, it's very reasonable.

Because it's in the middle of nowhere, the decor and the style of the house is dated, the pool is tiny.

A property is only worth as much as someone is willing to pay for it, and if it's been on the market a while.......

I agree it seems cheap for Herts but I don't know that area at all. Maybe a threatened road/new Luton runway in the offing?

I reckon is directly under the Luton Airport flightpath. Look at the map, it lines up with the runway.

It could be unconventional construction that makes mortgaging it very difficult so basically they need a cash buyer.

As well as the flight path issue its is surrounded by fields which look as though they have crops growing (rather than cows and sheep etc. which would have just meant lots of flies). Crops = potential spraying at certain times of the year and if its barley/wheat combine harvesting too. Nightmare, if you get hay-fever it would be a living hell, if not you'd still have to be indoors with the doors and windows shut.

Oh, that's without muck spreading in the name of fertilizer....(probably done on the day you'd fancy a BBQ).

It does look bloody remote. What's that sort of sandy hill thing to the right?
And tbh while it's big and everything, it doesn't look very nice. The decor is shit - it's not a warm and welcoming house.

I think it's priced about right - it's got a very odd floor plan with 3 big rooms with no external windows, 2 sort of separate accommodation/annexe areas and no ensuite to the master bedroom. The windows all look very cheap and plasticy to me too. I don't think the floor plan would work for many people and you would spend a lot of money on a house that size getting it right.

Probably just seems cheap because the layout wouldn't appeal to many I would guess...

It can't be too close to the flight path, it's v close to Whipsnade and I've never been aware of planes there. The road behind it can be busy and as it's coming out of the village you'll get everyone speeding up as they go past.

It's not actually that remote, Dunstable's about 15 mins away, Tring's close too. Otherwise it does seem v cheap. Calling it Ashridge borders is a bit meh.

It will have something to do with the vested interests of the directors.

They will have put it on the market at a low price in the full knowledge that they can generate enough interest to create a bidding war on it.

Tis a wise move generally, imvho.

That's ten minutes from my house, it's not at all remote - it's in the most beautiful area - near the bluebell woods and five minutes from ashridge.

However it's not on the favoured side, it's on the dunstable side. A mile away it would be 500k more.

And truth i live on lfight path for stansted and you soon get used to the planes overhead.Dc can now identfy the main companys though

dont know the area but would go along with redgruffalo. The floorplan is dreadful with loads of wasted space. A 'master bedroom' in a house that size with no en suite is odd, another bedroom that leads off a bedroom, a bedroom off a dining room.... the list goes on.

remoteness wouldnt bother me but would have to move half the walls around to make it work for me

oooh now I WANT that Ipswich house! Don't think DH would be happy commuting to Canary Wharf from there though. Bah.

The other one - i would guess it's something to do with the directors interest, as someone said; they know they can generate a higher price through a bidding war/sealed bids.

Either that or the business is going under and they need to release some cash quickly!

I would scare myself shitless every time I came home after dark if I lived in that Ipswich house! You could never be sure someone wasn't watching from any of the windows or hiding in the garden.
