What to ask / look for?

Going to view a rental property tomorrow and wondered if you can help me with a list of things I should be looking out for or asking?

Have never done this before and am a bit clueless :(

Estate agent has warned us it is a bit of a wreck at present but all work will be done before letting, no pics of inside on website so must be pretty bad.

I'm so desperate to move that I think I would take anything right now.

Be really careful about what work needs to be done before letting. ask the agent to run through with you what needs to be done.

i am always worried about: damp (check bottom of the walls for swelling, discolouration, peeling) and check with your hand. mould is not a good sign in particular. is the bathroom ventilated?

other than that, electrics - in good order? run the shower and taps in the kitchen and bathroom to check water pressure.

ps get a list of what they are definitely going to do and agree it in the lease!

I am going to be carefull and check exactly what work is being done, the water and electric's are not connected at present so can't check that.

Is it normal to have a second viewing on a rental?

I was thinking would like to look again once work has been done also.
