Is anyone else trying to sell a house and feels like poking themselves in the eye with a sharp stick?

House has been on the market since July. We have changed estate agents, which obviously made no difference as it's not a new instruction. Am sick of it all, sick of the pointless viewers, sick of the useless feedback, sick of always being pipped at the post, sick of the market, sick of my house.

Does anyone have a view on whether to use "corporate" estate agents, e.g. Connells, compared to an independent local estate agent?

Our house has been on the market with an independent for about 5 weeks and we were promised a buoyant market and a quick sale (St Albans), but we've had a surprisingly low amount of viewings so I am thinking that the estate agent is doing nothing more than answering the phone and booking appointments rather than proactive "selling".

We're thinking of reducing our price by £15k as we're really keen to sell quickly - do you think reducing price and bringing another agent in will make a difference?

Our house is in pretty good shape and apparently all the people who have seen it like the house, but it's the location which is a problem as there's no parking on our road, only on the adjacent street.

Any thoughts on using a more sales-y estate agents?!

I think it varies depending on who works at that particular agency. The only agent I have found that seems consistently pro active to the point of almost stalking you is Cubitt & West, but im not sure if theyre in your area or not. Connells where I am looking are useless I find, & their details awful.

In general if a house is priced correctly for the market conditions it will sell.

As for my viewer on Friday, apparently my place is too small Hmm My bungalow is not small. My smallest bedroom is 11ft wide by 10ft & for the price im asking they'd have to go up north to get anything bigger! Talk about high expectations. LOL!

Have photographer coming tomorrow. Please God let the rain hold off!! After that the house can be marketed properly by the new agent & hopefully we get a result.

Had a shock on Saturday when my old agents called to say someone who viewed 6 weeks ago wanted to have a second look. This is a person who changed her mind twice already about where she wants to live & was uncontactable for feedback. As far as I see it my relationship with those people & any of their clients is over. If she was that interested she'd of offered weeks ago & we'd be halfway there by now. She is supposed to be highly proceed-able. A bit of a time waster in reality. The sort of person who will change her mind again & decide to move somewhere else.....

Grr - I hate buyers with high expectations! I think Estate Agents could do much more in managing that kind of thing.

Think you may be right about Connells - have looked at their details for other houses in our area and the photos are shit! Whereas the photos done by our current agents are great (make our house look way bigger than it is - maybe that's the problem!). Don't think Cubitt & West exist in St Albans.

The price is probably the key - reckon we'll be dropping it this week. Bloody hope that works as I think our dream house is now slipping through our fingers....

I think price is key. I bought my house almost 3 years ago & I expect to get less than what I paid for it.

I have a professional photographer coming over tomorrow to photograph my house at its best advantage. I have actually paid £90 for the privilege. Hope its not p***g down with rain. :(

Still nobody trough the door , I think we are staying put for while, I am going to redecorate study in the meantime, sand down the windows and repaint them on outside, anything just to keep my mind off this dismal situation, any luck rest of you?

Well - the agent phoned this evening - we have a viewing tomorrow. Feels like progress considering we've been on the market for over a month and only had one so far. It only takes one is my continuing mantra.

Good luck ifitoldyou, we have been on the market for one measly week and am already despairing that we'll never sell as no interest so far. Don't have the patience for this but no choice but to wait and hope. Damn you school catchment areas...
