Sellers have left stuff in the house

• and it's going to cost us money to have it removed. For example, huge old sofa in a bedroom, obv wouldn't go down the stairs, but makes bedroom unuseable.

What to do ?

cut it up or take apart....chuck out/take to tip......an hour or twos work

saw it in half? it's a pain, i know. last time we moved it took 6 trips to the tip to get rid of all the crap the old owners left behind.

Speak to your solicitor. Vacant possession means no crap left.

Get onto the agent? Send them an invoice for removal?

Can't you saw the frame to bits and then take to local dump?

Freecycle?

They can be forced to pay for this. Get on to solictors.

Pay for it to be removed and copy the invoice to their solicitor asking for reimbursement.

I'm reluctant to do the sawing - they could have done it at any time over the last few months (house was empty). Think I will play hardball and go to small claims if they don't pay up to cover the costs.

Don't know if all councils do this but if you can get it out of the property the council will pick it up for you. I did it and it costs £13 here but IMO that was money well spent as there was no way I was going to hire a van and take it to the tip - physically couldn't have done it myself let alone afforded it.

As Blackduck said, try their solicitors, especially if they signed the paperwork stating they would leave it clear.
That said, when we bought our house it was left FULL of crap. I mean full. Plus there was 20ft at the end of the house that was literally a rubbish tip. We dug 2 tonnes of stuff out of there. And his solicitors didn't have a forwarding address, so all we could do was withhold payment for the appliances (he'd wanted 50 quid for the washing machine. He didn't get it).

Speak to solicitors if you haven't already. We moved into a house which was eventually cleared of TWO large truck loads of crap (we had to get a rubbish removal company in) and the seller paid about 80% of it. Everything from furniture to rotting bags of rubbish in garden. We were fuming but given the state of the house when we viewed it (Life of Grime style) it was hardly a surprise.

Don't touch it. Contact agents and solicitors immediately and complain very loudly. This happened to us and the seller legally had to pay for the removal of the sofa. (Sellers claimed they were 'too busy' before, tossers).
And get your own back by not forwarding any post!
