value of a freehold building with 3 flats?

As per title, how would I find out the value of a freehold building that has 3 flats? I'm in london

batteryhuman i think its worth mentioning the responsibilities of the freeholder - which arent as straightforward as they look .its not just a one way ticket to make cash...

Our freeholder was not in it for the money in our small place: he had inherited it and it was or should I say, had been a family concern. In the end we did save a bundle on the insurance as he had taken an expensive policy which meant people claiming for really stupid things and the premiums just went skyhigh. We do not claim now unless it is major: we use the money saved to keep the place in order, regular maintenence .The f/holder did not seem able to get a proper job done on the outside as he used "FRIENDS" who were hopeless. Likewise insurers were his family friends. He also found it hard influencing the lessees so a cheap job was done outside which then had to be redone at a greater cost, Now we have things done on a reg basis so nomore huge bills. In a larger concern there should be a sinking fund . Oh do not do the Ltd thing in a small place: not worth the hassle Sit down and thrash out how you want things done

The Freeholder must give the 2 existing l/holders right to acquire lease before putting out to auction/tender. if he has not then he has not followed correct procedures. If this is the case then you are in the winning position legally
