Trying to work out how much we will need roughly for all estate agents, surveys, stamp duty and anything else I have forgotten. Estate agents is 1% and will hopefully for sell for around £210K. Any advice welcome, thanks Smile

Estate agent, 1% (plus 20% vat)
survey/stamp duty, depends on what you're buying.
solicitors fees, as agreed in your contract, usually around £600-700 in my area.
removal fees?

If the house you are buying is anything other than brand new then do allow for survey and for the electrics to be checked by an electrician.

How much roughly for a survey? It is my mum's house we are buying and there are some things that need doing but mostly internal like new bathroom and kitchen.

Hi - I think allow a few hundreds. Precisely how much will depend on where you are.

Arrange the testing by the electrician separately. You will probably need to phone around a few to find someone who does inspections. For example my DH is qualified to do Part P (of the building regs) installations but not to do inspections.

You need to do the electrical testing separately because it is a specialist job. A new consumer unit (fuse box) does not a rewire mean. If your mum's house is older than 20 years then get the electrics checked thoroughly especially if you are planning to upgrade the kitchen/put a new shower in.
