Is this big enough for a lounge?

Going to view a house tonight and trying to assess how much work would need doing.

Current layout includes small kitchen then separate lounge and dining rooms. Plan would be to knock through to create a lounge diner and keep the other room as a lounge. Problem being the layout means knocking into the current lounge leaving the existing dining room as the lounge. This room is 10ft by 12 ft, is this big enough for a lounge?

(there's also the option to move another wall to make the kitchen diner smaller and the lounge larger)

it's pretty small but depends what you want in it i guess... if it's purely a tv and sofa, it'll be snug.... if you've got 500 books and 500 cds to house, it's going to be a struggle getting much in the way of storage in there

It'd really only be a sofa, one of those ikea chairs that everyone has and some shelves in there and a woodburner. It'd be big enough for us, especially considering kitchen/diner would be around 18 x 15. I just wondered if it was too small to be called a lounge!

If we move a wall we could get something that was 12 x 13, i'm just undecided as to whether it's worth the expense

I have just done similiar in our house but it was to make a hallway (initially it was a walk straight in off street room of 21ft x 13ft).

Now it is 10ft x 14ft and there is loads of room - I'm hoping we are going to use it more as a best room so it will be kept tidier by kids.

I wouldn't think it would be worth the extra expense of moving the wall - especially if you are going to use your other room more.

Have you considered knocking all the walls down to create a nice large open plan space?

10 x 12 is pretty standard round here I'd say - fine for a lounge as long as you weren't planning on a huge corner sofa and mega tv Smile

It's all academic now anyway, having seen the house it's way too overpriced to be even thinking about anything at all.

Nearly all Victorian cottages around here (including mine) have two rooms of similar size so it doesn't matter which one becomes the sitting room.

Yours would be bigger than mine - we use it for tv and the other room (slightly bigger) has all the bookshelves in it plus dining table/room to do the ironing, 2 casual chairs.

I wouldn't pay extra for a couple of feet.
