Can I get an extension for under 15K?

Boring, I know.

I want my little, pointless conservatory taken away, and a proper extension in its place. Then I want the wall which was between the kitchen/conservatory destroyed so that what remains is a delightfully large kitchen. Oh, and I want thr roof of the extension to be slanted and I want french windows instead of a back door.

The builder is coming tomorrow. Do you think this is a reasonable estmate in my head? Oh, the existing conservatory is 3x4 metres. Extension would be more or less the same size.

What you have described is exactly what we want to do with our conservatory and kitchen. The cheapest quote we had was about 25 k fir a conservatory with a solid roof with us knocking down the existing conservatory.

Sorry, I think 15k is a bit unrealistic.

Admittedly we want to extend the second floor too and put in a new bathroom and kitchen, but in our part of the world (SE) we are looking at more like 80+ grand for a similar sized extension...so i fear that you'd be looking at something nearer double your estimate at least...

I think it will cost more like £25k too. The french doors alone will cost about £1k for standard UPVC and it's about £400 per window depending on size/openers.

You could only do it if you were organising the whole thing yourselves and buying trade materials etc and even then it would be very basic.

I'd just read the thread title and was popping in to say, "For sure - get a conservatory!"...ooops!

We did similar but about double the size for £28k, my husband is a plumber and we got all materials ourselves and just paid labour for a builder friend and full electrician services. A new kitchen was extra.

One of the huge expenses was the fitting of an RSJ in place of the removed wall as it was supporting the back of the house.

I think £15k is unrealistic but £20-£25k is possible if you have trade connections.

Will you have to move much plumbing? We did a similar size extension to our kitchen last summer and it cost waaay more than £15k. To be fair, it's not a viable comparison as we had all sorts of extras like matching into an existing roofline on both sides, new hallway on a different level etc. but one of the things which pushed up the price for us (apart from the RSJ already mentioned) was that all the plumbing, soil stack etc ran down the back wall which we demolished and had to be moved sideways. Oh, and building control demanded a huge soak away in the garden.

i had a quote for something similar about 3 yrs ago - a slate roofed garden room type - it would be 14k plus vat, we actually opeted for a full width double storey extension for 30k as somehow it seemed cheaper
