Do we actually need a conveyancing solicitor for this?

We are in the process of selling our house to a cash buyer. No chain. We have a smallish mortgage on this property which we will pay off and then put the rest of the proceeds towards our new house.

I appreciate we need a solicitor for the purchase of our new house but do we need to shell out £500+ to a solicitor for the sale of our house?

Yes you do, there is more involved than simply just selling the house and nothing else. Get in contact with a few solicitors. Most will give you a discount for doing a sale and purchase.

My mum has done their own conveyancing for their last three moves. She's not a solicitor & has no legal background. But I think you still need a solicitor for other bits.

Yes, I really recommend you get a solicitor. It is worth it to cover off your potential risk.
