Offer to include curtains - is that ok?

Want to make offer to include curtains? We can then adjust how much the curtains are later re stamp duty. Is that likely to annoy the vendor?

Also as a subsidiary agents are very tricky and are known to play the local market and purchasers. What is best way to deal with this?

Really want the house which is over priced but in a good position for us in a market with very little on it that is suitable so this ups its relative price.

Any suggestions mners?

Just make sure you specify that you are referring to the curtains in situ.

When we bought our first property, we made the offer subject to the kitchen white goods being included. Mainly the washer. The buggers replaced the appliances with second hand crap!

I think you'll find that sort of thing is negotiable afterwards,too. We recently sold and left about £2.5k of curtains and blinds (and a range cooker) for £350, which was a massive bargain for our buyers!

If it's overpriced why pay for that for it - presumably the difference is more than the cost of the curtains? I would offer what you think it's worth plus something for the curtains and put the ball in their court.

Sixties advice is good too. Second hand curtains are worth very little as they are rarely of any use in whatever property the vendors go on to buy. I would also check if curtain poles and tiebacks etc are included. We offered on a property where curtains were included but the vendors weren't happy about getting an offer £1K (yes that is £1,000) under the asking price and as a result wanted to take the matching tiebacks and curtain poles with them. One of the reasons we ended up walking away from the purchase.
