so how much notice does my landlord need to give me re viewings?

At 5pm today received a message from the Landlord's lettings agent telling me they were doing a viewing at 9.15am tomorrow. (We're moving out in a couple of weeks)

I phoned back and said that wasn't convenient as I wasn't going to be there and am the only person with keys. I also requested more notice in future.

They then phoned landlord and insisted viewing go ahead so now landlord has asked me to leave house keys under the doormat tomorrow.

I will do this but really feel I should be given more notice and a little courtesy from the agent wouldn't go a miss.

So how much notice should I reasonably expect?

24 hours at least and that should be in your lease. Double check. Tell LL to bugger off at leaving keys under the mat. For a start that would invalidate your insurance.

You do not have to comply and please dont leave the keys.

You have teh right to 'quiet enjoyment' as it is your home so you can tellthe landlord no visitors quite legally. In general though I am happy with 24 hours notice to let people be shown around.

Your LL I am sure can ask the people to come at a later time.

Oh I just read your post again. Its the agent not the LL. Definitley tell them to get lost. They are pushing it and trying to bully you.

Send an email politely requesting 24 hours notice in future and that you will not be leaving the key as it will invalidate your insurance as gregs rightly points out. Tell them you have the right to 'quiet enjoyment' under the law but do not want to be obstructive and so 24 hours notice is reasonable and that you will endeavour to leave the place reasonably tidy.

Managed to catch landlord and the viewing has been cancelled. LL very nice and appreciates its unfair to give such little notice.
