Best way to get advice re house changes to add value for re-sale

We are in rented accommodation at the moment cause our house was flooded over Xmas. We are just about to start rebuilding after drying it out and are trying to decide what to do re room sizes, bathrooms, etc giving that we will be looking to sell in 2/3/4 years. What is the best way to get advice at this stage as to the best way to add value? Any suggestions would be greatly appreciated, we are hoping to pull a few pluses out of this dreadful time!

We got an estate agent to value our house and then look at drawings (just our own sketches) and give the valuation for the "end product" - it was very helpful. We used the same agent we bought it from since it seemed less cheeky, said we were basically weighing up whether to move or improve and needed an upto date valuation. They didn't mind at all.

Thanks, that's an idea. Would be very hard for them to get an idea of value now though as it is just a shell of a building....
