having to do this after a week of our offer being accepted, what is best way to deal with EA, as we don't want to burn our bridges as we will still be looking for a house.

Can you give the EA a plausible reason, so he doesn't assume you are time-wasters eg finance, survey, schools? It's not unusual to pull out btw.

if we say finance it is not true and don't want them to not accept future offers from us
how about
over w/e got cold feet, very sorry, but we are mindful that mattters are still at v early stages?

They have to accept any other offer you make and legally have to pass it on to the future vendor, so dont worry about that.

You don't have to give a reason. It might be helpful if you do, but don't lie.

And after a week? I wouldnt worry too much.

We are in the process of selling a flat and I am amazed it is still going ahead. No reason why it shouldnt but a purchaser can pull out all the way to exchange. In fact I almost expect it.

Don't sweat it.

The truth is it needs major building works as we would need more space that it has, but not sure we can face the stress at the moment my dh is not well with chronic health problems. I think we will say we have got cold feet and apologise.

I would say "we have had a chat with a builder mate of ours and actually the work involved is greater than we really envisaged. And more costly so it will stretch us financially. Its a great house and if it wasnt that for that we would be proceeding. Really sorry to change our minds but it is what we have to do"

And put it behind you.
