we're looking at a house

it is great in many respects but too small for the long term.

It had a ginormous garden

it is a 1950s ex local authority house in a fairly rural town in teh south west.

various neighbours already have extensions

i know it depends on loads of different factors but roughly how much would a two story extension cost?

the bottom would be a new kitchen approx 14 m2 with a new bedroom above

i don't want to include costs for the actual kitchen, just building / plumbing / electrics / plastering etc

is there a rough £ per sq m i can use or is it really unguessable because there are too many factors?

The generally used figure is around £1,000 per sq m, for the build. We are having a single-storey 30sq m extension done and it will be more like £50,000 so I would say that it very much depends.

i work in swindon and drive past that place every day, so will definitley go and have a look

perhaps i am you Hmm

the garden is flat, so no hills. i guess the ground would be chalky, it is almost everywhere around here
