Comparing prices in two areas

Hi All

After some advice please.

We are currently looking for somewhere to buy. We have seen 2 very similar houses, both in small rural villages alongside a larger village with has the school, shops, pub etc. They are 10 miles apart from each other but priced very differently (£325k / £295k). They are both very rural properties which don't appear to have been sold in the last 40 odd years and the neighbouring houses are different so I am not really able to use them as a guide to prices.

I am not really sure what I am asking but is there any way that I can find out which of these villages is 'more expensive' generally? I know I can look at other houses for sale but there aren't any in this price range. I guess I need to explain why I will offer what I offer (whether they choose to accept it or not) and just feel the more expensive house is overpriced.

There used to be a price guide on 'up your street'. Also some of the house price (mouse price) sites give examples of prices in the area.

think its houseprices.co.uk - you can just put in the name of the village and all the prices come up.
