How finished does my house need to be for valuation?

So, taking the plunge and letting our house but it's half way through being decorated - some carpets are worse for wear etc. Will the agent see through this ? Need to get valued and let asap. Would it put you off if you could see the standard of decor is good in the done rooms?

I'd just explain to the agents what you intend to get done. They should give you a slight range anyway.

Thats what i hoped - to be far i've rented some shitholes that have been lovely when i've lived in them for a while. Just hoping others can see past the un plastered bits!

We do a few things when a tenant moves out anyway, but you need to have a fairly quick turnaround, so need to advertise when the existing tenants are in. Just tell them what you plan to do, they can inspect before moving in, to do inventory etc.

Also, ask letting agent's advice on what is really needed/cost effective before spending lots of money.

For example, one told us to change the hall carpet (good condition, but dated style) to bring in more tenants. However, it wouldn't have made any more money, and we've never been sort of tenants as it is a lovely house.
