Rough estimate for a sinlge storey extension?

Extending our lounge outwards effectivelly creating a rectangular bay window:

Would be 1m x 2m single storey with a flat felt roof (we have porches like this so anything else would be out of keeping for the house)

Any idea of cost?

On-line it says £1000 per sq metre but as it's so small I guess it will cost more?

Budget £1k per sq metre. I was told that then to add £1k for the roof but mine is a 2.5 x 3m extension with a sloped roof and 2velux windows.

Bay windows cost more than a straight run so you will need to budget that in.

Get a good builder to quote you, go off personal recommendations.

Builders are desperate for work so you should be able to get a good deal. I know a builder and we have talked about the trade being very slow just last week.

The job isn't that small.

I won't have a bay window IYSWIM. It will be flat/straight but the equivalent of building a rectangular front on the house. As a new window is about £1k (it's HUGE) then it's not much more to extend and have a bigger lounge.....
