Wear and Tear or our fault and deductible from deposit

2 things on vacating our rental.

  1. The letter box the front door has come off. Postie did it, not us. It just came off in his hand.
  1. The glass holder in the bathroom is broken. Easiest way to explain it is there is a bracket attached to the wall. Attached to the bracket is a metal disk and the glass sat inside it.

Came home one day and found that the metal disk and glass had come off, bouned of the sink and we had broken glass everywhere.

Are we liable or is this reasonable wear and tear for the landlord?

letter box landlord, nothing to do with you

metal disk... hm. again probably landlord if it just fell off the wall without being damaged in any way

Can't see either of those things being your fault or responsibility.

Are they trying to charge you for them?

gregssausageroll · 10/02/2011 18:22

Not yet but I fear they might. Just want to be pepared if they do. I feel wear and tear as that is why both came away. Not hauled off the door or wall in anyway.

Not liable for the letterbox.

Not sure about the glass holder but what they gonna do other than keep £2.99 of your deposit! Grin

We have a house which we rent out. Anything under £10, regardless of what happened is ignored and not taken from the deposit. Apart from the one time some tenants stole the £9.99 iron from Asda. That p'd me off! Hmm

TheVisitor · 10/02/2011 18:23

Wear and tear for definite for both.

WelliBob · 10/02/2011 18:25

Just to clarify, the iron was originally from Asda and they tried to steal it from us and say it had gone missing but the EA saw the boxes stacked in the hall and the top one had iron written on it so she had a nosey (it was open) and Voila!
