How to value a garden

Does anyone know how I can estimate purchase price for a plot of land adjacent to mine. It is corrently residential curtilage and is designated countryside with a restraint on new development i.e. it has no commercial potential.

I have wondered if it could be valued by estimating the contraction of the larger plot in which it sits which forms the garden of a house that may well be sold.

Any ideas anyone?

have you checked whether you can incorporate it into your garden or are you not bothered about that? you could look at what agricultural land goes for in your area?
