Anyone had trouble selling to cash buyers?

First one prevaricated until we pulled sale (6 months). Second one was apparently close to completing just before Xmas & now keeps raising queries with the solicitor.
Is this normal? How can we be sure they actually have the money?

My cash buyer was lovely. Your estate agent should ask for evidence that they have the funds.

We asked the first one via solicitor but they didn't respond. That's when we pulled.

Just starting to get twitchy about this one now.

So the EA should get the proof? Ours is crap. We had given notice to change when we got this offer. V much wishing we had. They respond to my calls now by phoning dh mobile as he is less narky Blush

They should have provided proof of funds to the estate agent. Give you current buyer an exchange/completion date deadline - if he/she can't meet them then remarket the property with a new estate agent.

Thanks. EA hasn't mentioned anything though they assured us buyer one was fine & we got told by a different EA he was messing them aroundctoo

Yes I'm sure ours asked to see the proof when we accepted the offer - because we accepted it on the basis of cash as no doubt you have. An agent who won't talk to you needs to be sacked imo.

It's not a definate won't talk to US but it's interesting they phone dh mobile rather than the house...

Give them a deadline. Depends on how long this has been going on and what stage you are at. Talk to your solicitor and see what they suggest. Don't let it drift on indefinitely. I know it is a buyers market but that shouldn't mean that people mess you about.

Regarding the agent, is your DH happy to take calls? If not, be very clear. You are paying them a HUGE amount of money and you are the customer.

He is happy to take calls but is more laid back than me. We were told almost ready to complete before Xmas. Expected to first week in Jan
