Making an offer before our property is sold

Advice please! We have a property to sell, on the market for a couple of months now (but over Christmas, so wasn't expecting much to happen tbh). We have started looking at places to buy, and are thinking of making an offer on something, but would it be a really silly idea to offer before ours is sold? We were planning on making an offer, and saying that we wouldn't proceed with the sale until ours is sold, so the vendor would keep on the market, etc. Obviously this means that if the vendor has a better offer in the meantime, we lose out, but that would happen anyway if we don't make an offer.

Btw, should say that the property has been on for almost a year, so we think they'll be keen for a sale.....

Opinions/ strategies please!

You can certainly offer, but as you say the vendor has no incentive to take it off the market, or even accept tbh until you are under offer yourself.

Just tell the EA you will make an offer once yours is sold and to keep you posted. If you do make and offer it is only likely to help future potential buyers set a price.

Ok, thanks both. I came to the same conclusion (ie. Actually no point doing anything until we have an offer ourselves) after I'd posted, must be writing it down that organised my jumble of thoughts.

I wish mine would just hurry up and sell!!
