I want to find out how much a house is worth. Can I do this or does it have to have been sold within a certain amount of time?

One word of warning though, if the house hasn't sold since 2000 the price will be based on it's neighbours. Our house that we've just bought was very undervalued (c.30%) because it was compared to much smaller houses next on either side.

In a bit of a quandry over the house we have seen, it is in Watford and the 3 bed is a probate sale. We would like to offer on it except that the house would require a bit of work. Potential on property is huge if you have the money to do an extension etc and return for money would be good. DH does not think it will be much, especially as we would be getting a massive garden, parking, garage and basically a shell for a kitchen, Bathroom is acceptable for now. 3 beds require decoration and flooring. My worry is that if we get it at the top of budget, there is no wiggle room for all the basic work. Oh yes, the house would probably need re-wiring as it is very old. 1950's. Works ok I presume, from a safety point of view, it might be best to get the work done before thinking of installing kitchens e.t.c. Any thoughts/views on it? DH has a vision that we can do it up slowly over five year period. Me? I'm thinking, I would be left to sort out workmen and worry about the money being drained on top of the mortgage. Please advise, any ideas, tips etc would be helpful....
