Extensions. rowing with DH about whether a huge extenension would add value to a house. Opinions please?

We bought a house in the UK and are waiting for tenants to rent it. DD and I are planning to move back in August so she can start school.
DH saw the house for the first time in Decemeber and has already started formulating plans to build either over the garage or turn the garage into a self contained unit.
I have told him that the building over the garage would be OK (another bedroom and a bathroom), but I doubted that we would get planning permission to build up from the garage and turn it into a SC dwelling.
who is right? Me or him? (make it me)

There are so many reasons why your local council will agree or object to an extension.

A lot of local councils have a planning department who are happy to talk to you about what would be acceptable to them. You can talk to them without any plans, just get a rough idea and opinion on what criteria they are looking for.

There are also lots of ways around the rules. I think you can turn a garage into a habitable without planning permission, however you do need planning regs.

If you were to build above the garage you also don't have to let on that the self contained area is intended to be sc. You can get planning for one thing, get it built and signed off. Then once it has been signed off iternal changes can be made to make it sc - iyswim.

Building above a garage seems a good idea.

Do all the other houses on the street have a garage - if they do I wouldn't get rid of it.

Why does he want a SC dwelling for an aannexe, rent, sell on? it could destroy rrather than add value to the main house.

You can settle it by getting some estate agents round to tell you both what would be best - he would probably listen to them rather than us!

I think his idea is to have a tenant in it to finance our retirement. He does have some bonkers ideas though and I need to rein him in. A Lot .
It's far too soon to be worrying about it though, the earliest it would happen is about two years when he is back living with us.
