Trying to sell - totally fed up!

We have had our house on the market now for 7 months. We are desperate to move. DH bought the house 3 years ago on a whim Hmm just before we met. We are now married complete with baby and dog. We are looking to move to the country side beside my parents and are so fed up waiting.

Please please, can you have a look at link to house and tell me what you think? Be brutal and honest. We will do/change anything if you think it will make a difference?

Had 4 viewers in 7 months and not a sniff of an offer. Obviously can't do anything about the area, its not great, but is okay. Quiet and excellent schools/parks/shops/train station close by.

As you can see we are now 20k below home report value and really can't afford to go any lower.

Having a panic attack now - someone re-assure me!

Just had home report re-freshed and the guy that came says he can't value the house at £105k anymore. Sad Will prob be in the region of £95k, will get report e-mailed later. Do you think this will change the buyers mind? Will it affect her mortgage offer?

Don't know the Scottish system but valuation is still 10k above what they are paying? So can't see that it would be a problem?

It shouldn't affect her mortgage offer as your house is valued more than she is paying for it so , i would imagine, her building society will be more than happy.

Moving date - 7/3/11

Have we found a house to buy - er nope! Not even close. The do-er upper was just too much, would have been okay if we didn't have DD, or if we could afford to rent while we gutted it but we can't. Sad So thats that out the window and there is nothing else in the area we like.

What next? There must have been 10 properties on in the last year that we would have bought. Do we look into renting? DH dead against that, Mum has enough space for us to stay for a few weeks but not forever.

Cheer up ffs!! You sold your house!

You are in the best position now, no property to off-load, so take your time, get out there and find the house of your dreams. You've seen 10 properties you like over the last year; there'll be 10 more. If you have to stay with your mum for a few weeks, so be it, in the grand scheme of things it's not important.

I think unless you find something in a week or two then I think you do need to look at rental properties - you don't want to be camping out for possibly months.

Yes, I know, the really hard bit is done. House is sold.

Its bloody dh thats annoying me! He won't even think about renting Hmm, he has arranged to go and see six totally unsuitable properties and he really thinks they are fine. Grrrrrrr.

I keep telling him that there will be more properties we like in the area we like, we just have to have patience.

On another note, a friend of the family has just finished building a house, he is a fabulous builder but a terrible business man, he doesn't know how much he wants for it so is getting it valued and we are taking it from there. Would we need a home report to get a mortgage? Any idea how new builds work?
