Anyone fancy advising me about my house?

Hi. We put our house on the market about 6wks ago - 6 viewings, two offers, but low ones.

Things have gone quiet now. I know it's a bad time of year to sell etc, but would you have a look at it on rightmove and tell me what i should to to make it more attractive?

I think its the outside that lets it down, but i am at a loss to think what i can do about that.

We were advised by two estate agents to put it on for £275k and one for £250k. We went with £250 as i thought 275 was pushing it a bit, and i didnt really want to wait forever to sell, but the offer we had was 220 then raised to 230. I really think 250 is a very good price for our house!

So - how can i make it look more tempting?

Love your kitchen!

The only thing which really strikes me is the kerb appeal. Now it might be the photo rather than anything else, but is there dark coloured wood around the porch area by the front door?

yes, we have black wood in the front - but the photo makes it look like a weird black hulk of nondescript blackness.

so - kerb appeal - can i buy it??

I agree in the inside looks lovely but the outside isn't so appealing. I can hardly make out the front door in the photo - is it in a shadow?

Also next door looks very close to you in the photo - which would put me off?

The outside pic is terrible, looks as if the camera is looking down, the estate agent needs to take a a better shot. Beg/borrow some nice plants in pots and put them out around the house too. Big ones.

Consider painting the front wood cladding and the garage door a brighter colour.

I think you need to manage your expectations, as it sounds like you have 275 stuck in your head, do you think that that is where your head is at?

I think you would be well to tell your EA that you need/want as close to the asking price as possible, but be prepared to accept £240k.

It also doesn't mention if your have GCH or DG either?

I think the interior is very well presented.

Zoopla gives the average prices as lower than your asking so it may be that ( but I appreciate there is various housing types in the street).

I think you need to work on the kerb appeal...ummmm...the black wood does not work for me at all. Too dark... either repaint, or get rid of altogether. Sorry Blush Also I would have a bright garage door to "happy" the house up a bit. The inside is absolutely lovely, but the outside doesn't really say that there is a bloody gorgeous kitchen inside!

Also why no photos of your garden or showing the back of the house? It looks ok from the conversatory photo, but I always like to see photos of garden when I nose check out possible houses.

ok, i agree - kerb appeal is severely lacking.

What colour would you suggest for the wood - bearing in mind we have brown window frames.

We do have GCH and DG - i didn't pick up on their omission from the details, thanks thatsnotmy.

There is a very small patch of garden outside but the other side of the house.

Big pots good idea - i was looking for some but couldnt find anything suitable, but it looks like i need to continue the search.

Next door is close, there is a passageway between us.

Garden shot not taken because too many toys out, but we could certainly pack them away. Shoudl have done it before now.

We moved in in Dec 06 and did both bathrooms, conservatory, kitchen and patio.

I had a look on Zoopla, and with all the things we have done, it spews out 250.

The interior looks nice, but the photos are not great, they make the rooms look small upstairs and bathrooms especially.

The outside is at a funny angle as well, the porch dominates the front of th house, and it doesn't look that welcoming because you can't see the front door. The pictures make it look like it us in a car park as well.

I'd get the agent to come round and re do the photos.

yes bumpybecky - i wanted a floorplan but the EA talked me out of it.

new pics. you are right preggers - we have a huge mirror in the main bathroom that isnt in the pic at all, which would look v good.

Its so hard to be objective about your home.

I would definitely pack the toys away from the garden, it looks a bit scruffy. Can you put a table and chairs out there and make it look more like an entertaining space?

Maybe remove the rug from the conservatory to lighten up the space and get a funky cushion or something for the chair.

Six viewings in six weeks isn't great but may be par for the course in the local market - did the people who made low offers give any reason why they were only offering x amount?

I'm looking for houses that are very similar to yours - need 4 beds, lovely kitchen, garden, garage in same price range but not in your area. I have spent hours looking at rightmove :)

I hate it when there's no floor plan. You can see from the floor plan whether the internal layout would work for your family. I know some agents don't like then, but suspect that's cos they don't like drawing them!

also why is the 2nd pic of the cloakroom? need lounge and kitchen moved up, conservatory moved down, better outside pics

I think 230 is a brilliant offer in today's market.

Most properties are going for 25% under (apparently).

I agree re floor plan, and re ordering pics is a good idea.

Couple of bay trees or olive trees in nice pots outside front. I don't think I would paint the wood, maybe the garage door, but if it's all smart and 'matches' I think it will be fine. Period colours on a new house could look a bit odd anyway IMHO.
