Help me to decide: new lean-to, utility extension or nothing at the back?

Hi, I can't decide what to do next with my house. This is typical terraced with kitchen kitchen/diner at the back of the property, then door to a very old lean-to (a la conservatory) and out of the lean-to, a small former outside toilet, now used for storage.
Our lean-to roof is leaking badly and windows are rotten and falling out, hence need a decision what to do next.
My initial plan was to get a new very basic lean-to and some time in the future update toilet to a usable one (because the only bathroom we have is upstairs).
Just recently I realised that I would have to do both, the lean-to and the toilet at the same time, cos the roofs are attached.
I don't have money to splash, hence looking into alternative options, which would be:

  1. stick to original plan, have a cheapish non-heated lean-to with polycarbonate roof, and to put toilet downstairs when I have money.
  2. demolish existing lean-to and toilet, put nice French doors from kitchen/diner, install some wooden patio outside. Basically loose storage space, garden would look bigger, that is what most neighbours have.
  3. think forward and do a half-size of the back extension, make it as a toilet/utility, and perhaps move bathroom downstairs in the future and so gain additional bedroom upstairs - the most expensive option but maybe would add most of the value if selling? Any opinions would be appreciated...
