Two weeks before an estate agent comes to do a valuation on our property - I need some sort of list of plan of action as to where to start with getting the house sorted!!
Please help me! What area sshould I concentrate on?

I used this website (and sold my place in 3 weeks) - go to the Presentation box on the right hand side for pages of tips which were really helpful. Are you prepared to put stuff in storage? I really recommend it if you can.

Good luck :)

Declutter declutter declutter - rent or borrow storage. Make sure no flaky paint. Make the front door area look good. If you have a garden make it neat and tidy.

Make sure all the bedrooms have beds in them and not full of junk!

Get a very blunt friend to come round and point out all the little bits that need doing that you have just become blind to, make a list and do them. It will be depressing (you will have had no idea that you have been living in such a dump Grin) but it means that your house will look properly finished by the end of it.

God - great advice everyone - I will invite a critical friend over.

Should I go out and buy a load of boxes? Are clear plastic ones best? Does it matter?

Is it worth replacing the carpets?

You will need boxes if you are going to put things in storage. In terms of putting the children's toys in boxes within their rooms (if you don't already have storage for this) and that sort of thing, I would try and get something a bit nicer than a plastic box, try and make it look integral to the room.

No to new carpet unless absolutely necessary; yes to professional cleaning to make what you have look its best.
