"Colony rules"?

Looking at a house in a rural area, it's very run down and has PP for refurbishment or replacement. Then says it has numerous outbuildings and "colony rules" apply. What does that mean?

Wow oldlady, thanks for that! That's definitely the place. I've just fund something similar on wiki, it's fascinating. Have downloaded the brochure and it says they think this is the last unmodernised/extended property in Whiteway. Unfortunately we need a mortgage, so won't be moving there!
