Hello,

I am new, and would like some feedback on my house I have just listed.

Do I need to re-take any of the pictures, what do you think, does it look messy/cluttered?

You know, that room is small, but it does have the main access to the roof terrace and a long deep shelf in the room too for extra storage.

You can get a single bed in it and a tall boy chest of drawers and not much else!

Can you guys tell from the details that there is a balcony/roof terrace?

Everyone tells me that my house is much bigger than it seems from the front, and is very "quirky".

Pink chair has a very lovely and architectural sage green lamp shade above it. How very dare you! dukesoftrip Wink

I was going to say the same about the chair in the living room, at best it looks like a chair for an older person living with you, which would make me worry about smells, sorry.

I think it looks very cute, but a bit dolls' house, would definitely remove as much furniture and clutter as poss, and sorry but the chair and lamp have to go Grin

I think it looks like a lovely property.I do agree you need to put some fabric over the open shelf in the kithen but that wouldn't stop anyone viewing the house. If we could get a 3 bed house for that price as nice as yours we would be over the moon. Good luck with the sale.

I was going to comment on the 'loo cistern' above the pink chair but see others have already done so! Agree, it should go. Honestly, it isn't a great look. Apart from that(and bit of de-cluttering in the kitchen) looks a lovely house for a good price. Smile

Your house is lovely. But I think you can do better than these pics. Totally agree with dukesoftrip - wtf is the cistern. You don't have to get rid for the viewings, but bodge and hide for the pics. Here's what I'd do - for the pictures at least - just get them out of shot:

Repaint front door - the bottom looks a bit crappy. Lickopaint.

Living room: get rid of the pink chair, toilet cistern and brown leather footstool thing in front of shot on left. Also tinsel heart, rungs on arms and toy thingy on wheels.

Kitchen: Bodge doors with duct tape on the inside, bits of cardboard on the drawers so they line up. Love the bananas, loos the cereal boxes, hide the books and replace with artfully placed pans (pref stainless / Le Creuset. )

Dining Rm: Lose all the pics and especially the blue chair / kiddie crap.

Garden, I like. Its good.

Patio: Lose tiny desk set and toy storage from shot.

Bedroom: Lose chair and books, black cushions (its a bit busy) clear shelf of all but one green item.

House doctor, me. Whats the bathroom like though?

Again, the above is for the pics - great if you can manage it in the house for viewings, but I'd at least do it for the pics. And again, love the house, best of luck.

Sorry I thought the lampshade was a toilet cistern too!

Also seems to be quite a bit of clutter where the dining table is - kids stuff, yes I know we are ROLLING in it, but best to remove for pics? And is there a woodburner or some sort of heater thing hidden behind the dining table? (Woodburner would be a pro if I was looking.) Too much glare in that shot so you can't really see how it links with the next room...

agreere front door paint, it really stands out. Rest of it is lovely - particularly the fabric under the worktop in the kitchen!

Thanks for your comments. I am unsure about painting the front door, I totally agree it looks shabby, but I think if I did the door, the front of the house would look very shabby next to it IYSWIM?

I will consider it though, I am mulling as I type!

LOL - I disagree with so many of these comments!
I like open shelving in kitchens - but would move the bucket and stuff by the micowave. Take stuff off the worktops, but shelves are for easy access stuff,and just fine! Bits of curtain are messy

I love the 'cistern' lamp - not above that particu;lar chair, perhaps, and would never ever paint anyting magnolia in a house for sale, fo a start it's a horrible colour, and secondly i would think 'they've painted this to sell - what it it hiding, and who are they fooling?'

People buy houses because they like the size and feel of the space - and as f 'worrying about smells' because of the shape of the chair - that makes you sound like a complete loon!

I want to see your before pics! It looks fab - I love the print on the cupboard curtain. A bed can be as small as two foot six so third bedroom whilst clearly small is def a bedroom. My dd's room could take three feet but we've gone for two foot six. Six inches makes all the difference and it'll be harder to share - bonus!!
