My MIL used housenetwork.co.uk
Cost about £400 - they were excellent.
We went to a seperate place for the HIP, although not sure if that is necessary now.

Also used Housenetwork's recommended solicitor, they were cheap, but slowed up the process quite a lot, so may be better to use a local high street conveyancer / solicitor so you can pop in and see them rather dealing with them over the phone.

good luck!

Romilly70 thanks! Was this recently? We had such bad experience when buying this house with the rubbish we got sent quite contrary to our spec that I ended up finding our house via a random google search so thought it may be the way to go now.

we have a solicitor lined up.

I think something like 70% of sales come via the internet. I suggest you make sure whatever system you use that you get on Primelocation/rightmove.

oh yes i am definitely going to be on the internet - i buy everything online so it makes sense.

We bought our house through houseladder about 4 years ago - saw the board outside and did the deal without agents. it was all fine.

Have just bought a house without estate agent. Was listed with agent but we agreed on private sale. Much less hassle for all concerned.

Yes, a few years ago. Did photos and details myself and just advertised in local paper. 40 quid got me 4 viewings and a sale.
Definitely worth a try.
If you are on a main road put sign up too.

I could have sold my last two houses just by putting up a board outside saying for sale. I know this because when I wanted my latest house I just drove round like a kerb crawler looking at everything and then just leafleted every house I wanted to buy. It always made me cross that I paid EA's with no need - wouldn't do it again. Tepilo good.
