Fee structures for estate agents - how have you incentivised them to sell at a higher price

We've had estate agents round that say that the house will definitely sell quickly at £xk. This is an acceptable price for us but obviously we would prefer more and we think the estate agents want a quick sale at the beginning of the autumn market rather than getting us the best price. We are not in a hurry and will probably find it a struggle to find what we want in area we are looking at. We just need to be moved by September next year for schools.

The estate agents are telling us to offer them a fee incentive to get a higher price.

So far we think we will pay 1% up to £xk, then give them a percentage of a price above that number. Anybody done this? What was your fee structure?
