Can anyone tell me approx. how much it costs to re-roof a house?

I guess the answer is how long is a piece of string?

We are considering putting our house on the market but the roof of the house probably needs work. I guess this will come up when a survey is done and any buyer would beat down the price accordingly.

Can anyone give me a "guesstimate" on how much it costs to re-roof a three bedroom semi detached. We are in the south east.

Get a roofer round and get an estimate. That way you know for sure that your price is good and also any price that a buyer tries to knock off when negotiating with you.

Get plenty of estimates, we were quoted anything from £10,000 to £28,000 (we're in a terraced flat in London)!

It depends on the following:

*type of roofing material. Concrete tile/ slate/ manmade slate/ other?

• whether you're in a conservation area or the property is listed. We had to have natural slate (v.pricey!)
• obviously the size of the roof. Is it just a rectangle or does it go out at the back?
• Shape of roof: lots of undulations and fiddly corners and joins which need lead flashings make it more expensive

If it has to be slate there are different types. Welsh is best but eye-wateringly expensive. Spanish is cheapest but worst quality. There's also Chinese and Canadian. We were recommended Canadian as a good compromise option.

We had quotes from £7k - £18k + VAT last year depending on tiles used (rosemary tiles being the most expensive).
