Seen a house I love - not sure wether to offer...

our situation - have an offer but it's not confirmed by the estate agents. By that, I mean our buyers are selling to an investor. He's told them he's going to offer, he's told them what price he's going to offer at - he just hasn't rung the agents to make it yet.

Before we found this out & when I thought we were officially under offer, I started shopping for a house. I've found one that is right at the top of our budget (170) but needs a bit of work. Bathroom replacememt, central heating fitted, all rooms need redecorating - we could get away with stripping the floorboards. Its otherwise sound, no visible roof issues, no visible pointing but does need things like asbestos guttering replacing. Its being marketed as a 3 bedroom house, but is actually 2 small double beds plus 2 reception rooms - its sort of a dormer 30's bungalow so i suspect its being marketed to older people.

We went to view it because the details don't make it clear it's a dooer upper. Its been rewired and has basic new kitchen units and the most amazing views. Its on at 170. We love it.

We're not obviously in a clear position to offer yet, so I'd feel a bit cheeky ringing with a cheeky offer, i'd like to offer but don't know a) wether I should and b) wether to try low initially and get knocked back. Help ! Quivering in my boots WWYD?

Well, you could offer what you like now. But I doubt if they would accept way below the asking price until you actually have the cash to spend - that is, on offer on your house.

I'd wait until you have the offer on your house - it will put you in a far stronger position.

Not much point offering yet as you're not in a position to proceed. I'd chase up your buyers and see what the delay is if I were you.
