I don't understand the housing market!

We had our house on the market for 3 years, but took it off recently and have given up trying to move, but I still can't get out of the habit of checking Right Move every now and then! We are on an estate of 4 bedroom detacheds, all of a very similar spec and size.

Since we took ours off there have been 4 houses come on the market.

#1 is on with 3 agents, for £209k stating they are desperate to sell as part of a homebuyers scheme, its been on since April
#2 is on at £229k, on since May
#3 is on at £225k which is what ours was last on at, on since June
Then today #4 came on at £265k

The most a house on our estate has ever sold for is £250k which was at the height in 2007, just after we put ours on.

Do people still really have no idea what is going on in the property market? I am just gobsmacked that an agent could over value like this in the current climate!

Agent was possibly desperate for the business so overvalued to get the instruction and will then try and cajole sellers into bringing their price down while not going to another agent?
