Relocating to Ascot for Lambrook. Where to live?

Hi everyone. Our kids are going to study at Lambrook school next year, so we are seeking a house to buy there. With a budget of around £1.2M, we could either go for a decent family house in North Ascot (east part of it) or a smaller one in the prime South Ascot part.

It’s so hard to decide as we are new to this area, and don’t know if there is a huge difference between these two areas. Of course life will be much easier if we go for North Ascot as it will only be about 5 minuets drive to school versus 20 minuets from South Ascot in rush hours. But can the prime South Ascot location off set that, and can houses there retain their values better there?

Being able to walk to school is lovely so for that reason I would go for Winkfield Row.

However, if you are not bothered about being that close, I would choose to be in Windsor. I personally prefer it to Ascot.

It's just that bit bigger, more to do. Better parks for children, range of clubs and activities on hand, theatre, great swimming pool etc.

As far as I could see, Ascot is just a couple of boutiques and cafes- unless I missed something in the 10 years we lived round there.

I'm not sure I ever thought of South Ascot as particularly lovely - but there are probably nice houses dotted all around both areas (and lots others around too). What are you priorities - near trains, a bit further away from plane noise, town, some local facilities, open space, community feel?

Hi OP. Could I ask what made you go for Lambrook and if you looked at any other local preps? We are also looking to buy in Ascot and I'm leaning towards Papplewick for my two boys but really like the look and seeming flexibility of Lambrook. Also where in Ascot did you end up?! Sorry to piggyback! Grin

Hi, Jellycat. I haven’t been to Papplewic but it is all boys and more suitable for talented? Lambrook is a big school and Wellington is the main destination for secondary. In comparison Papplewic is smaller so their eduction can be more tailored to individuals. As you can see from their results they send boys to anywhere, including Kings Scholarships to Eton. So it’s all depends on what you want for your boys and their personalities. We have a girl and a baby boy so Lambrook for now and may consider Papplewic later for my boy if he is found to be “different”?

PS: I’m still house hunting. Try to get one within the catchment of Charters, in case we meet financially difficulties and also better position for resale. Main concern on Windsor is secondary schools.
