I'm considering renting a flat out to a tenant who breeds guinea pigs and I'm wondering if it might possibly present a problem to my neighbours.

He will have at least 12 at any one time.

I have a private, enclosed garden with lots of trees etc. but in a terraced street. I assume he keeps them properly (friend of friend) but thought I would post in case anyone has any direct experience...

I can't see why it would, they aren't smelly and they're a bit noisy, but it's a quiet noisy if that makes sense - as in, they make quite a lot of squeaky noises, but they're not loud

I am struggling to think of possible problems. Waste disposal? That many GPs will produce a lot of bedding to throw out each week. But if he's otherwise single person, total waste shouldn't be huge. They are vegetarian, so not producing yucky poo like you get with omnivorous pets. Does he have direct access to the garden, or will he need to carry large cages thru the flat itself (could bang into doorways, I am probably clutching at straws here).

How does he sell them, does he expect customers to come view them at the flat? Do you envision any issues with that?
