How do Lettings Hub handle unsatisfied CCJs for guarantor referencing?

Is there any estate agent or letting professional in the house who can help shed light on something please?
I want to rent a property and pass affordability, but have CCJs (unsatisfied, a few years old). The letting agent for the property I have my eye on only uses The Lettings Hub for professional guarantor referencing.
Before I pay a holding deposit, I want to understand realistically where I stand — does anyone know how Lettings Hub (or similar professional guarantor referencing) actually treats unsatisfied CCJs? Is it an automatic decline regardless of income, or is there any flexibility? I don't want to lose my holding deposit on an application that was never going to pass referencing.

The landlord will be told that you have unsatisfied ccj’s the choice is then there’s. To be brutally honest it’s not looking good for you. They might ask if you have someone who will act as a guarantor.

Yes, that’s why I am a king here if anyone knows as I want to use a professional guarantor ie a company this is paid to be a guarantor when one hasn’t got a personal guarantor

I am a landlord. I had an applicant apply, a couple. One had an unsatisfied CCJ, the other didn't. We agreed that they would pay a year up front. The following year we went to monthly.

I liked them, and they are now in 4th year.

ETA the agent recommended I decline them

my research is showing that paying more that a month in advance is now illegal since the new tenancy act. I wouldn’t even be able to afford that anyway.

but I have a clean record of paying £2200 pcm for the last 13 months and £1200 for 3 years and was owner occupied in a mortgage free large home before then for 10 years 🤦🏾‍♀️

the property I have my eye on now is also £2200 pcm and I am only moving because landlord wasn’t to move back in due to illness.

if they had more than 1 CCJ?

would you consider accepting professional guarantor?

Honestly? Guarantors don't really guarantee anything. If a tenant decides not to pay, or their guarantor decides not to pay, it is months of expensive court. Nobody wins, and the landlord generally loses.

I would really decide based on the person in front of me. There are no hard and fast rules.

That is if the agents allows the prospective tenant to see/meet the landlord and if the landlord is open minded 🤷🏾‍♀️.

is it normal for landlord to ask for a homeowner with an income of 79.2k per year for a property of £2,200 k pcm to rent declining the professional guarantor. isn't that an indirect way of saying- i don't wannna rent to you?

Quite possibly, maybe you need to draw a line under this property. Get yourself on social housing lists, if worst comes wait to be evicted then you’ll be put into emergency accommodation whilst waiting for somewhere.
