i'm pretty certain we looked at one of the houses in this cul-de-sac and they are relatively new by sheffield standards (1970's)!!

Cheers, but we have our name down for one of those new 4 bed, 3 storey ones for definite now. We won't be far from you I don't think!

BTW, DH was talking to a woman at nursery today who lives round your neck of the woods. Apparantly they live in an apartment in some form of gated community type place. DH couldn't remember where exactly though. Apparantly it is the mum of one of DD's firneds and she was talking of inviting DD round for a play date (with me too) but I was wondering if you might have any idea where it might be? Oh, Dh does know it is in Lydgate catchment though.

they are not far away, when i've not got to drop DD off to nursery then i walk past the building site so will be able to give you undates, well until may next year!!!

On sure where those apartments are but crookes is a lot bigger than i think!! The Lygate catchment area for crookes is up off lygate lane and behind St Thomas' church. Most of Crookes is in Westways catchment We are not Lygate but the school has a fab rep and did well in the recent league tables.

we will have our names down IF DH's step-father sells up and gives DH his share of his mums house but he doesn't have to sell or give it to him! which i a bit of a pain.

Sounds bit of a pain. Hope it isn't too much of a nightmare, and more amicable.

I don't know anything about WestWays. Just looked at Lydgate as these new houses are in that catchment area. Lydgate catchment goes right up into Crosspool and Sandygate, so muct be relatively big!

yep Lygate is big and has a good rep too.

Oh its not up for debate unfourtuneatly! so quite amicable!

but with that money we'd only have to extend our mortgage by 20K to have a lovely brand spanking new 4 bed house! which as you are obviously aware are lovely, we've only had the details and not been to see the plans of the site, its too despressing looking at soemthing you can't have!

I know.

Mind you, you may be the one smiling this time next year if they are delayed and we are still in rented accomodation! At least it isn't the same size development as where we are here - not by any stretch - so any delays should be minimal. And they have started on the site. There will be 8 houses and 4 small block of apartments. Other half of the land is to be used by Sheffield United - for their junior training.

DH mentioned it to step-father so who knows!! betcha though if does then there wouldn't be any left!

Cool - that is good to know. When we went on Saturday only 1 of the 8 had gone. We put our name down for the 2nd one - just have to get throught to the woman dealing with them (she's PT so not got her yet) to conifrm which plot we want.

Think the very first ad for the went in Telegraph ast friday. There were lots of people enquiring about the apartments when we were there and a few of them had gone.

Just have to find the 10% deposit for January now No, not really - it'l come from the equity from selling here.

Oh, that'd be cool if you had one!

Best 3 story plans we have seen, all seems good sizes and a logical layout too. They are having a lot of open green land bits round the place too.

sorry hula, being nosey, but how much is 3 story 4 bed place where you are? these are new builds right? and what builders?

i am always curious in the difference in house prices.

Not 100% as no sizes given, but we did see the to-scale type drawn plans in the estate agents in Crooks, and they look a reasonable size. We are going for the plot which has the largest garden, all being well. Gardens are west facing too so should get sun pretty much all day. Lounges have a juliet type balcony looking East with fab views over Sheffield.

really not sure how popular the house will be crookes has very little 4 bed but 240K is a lot for Crookes. There are some new builds on the road behind us and they haven't sold well at all, in fact there are still some for sale and they have been completed and are ready to move into, but they have no garden just a very small bit of yard

Hi missdee.

Yes, it is a new build reasonable close to centre of Sheffield. They are £240k but do not come with a huge spec - to keep prices as low as they can and under the threshold for stamp duty rise.

They have fitted kitchens, with optional extras for dishwasher and upgraded fridge/freezer. Not flooring is included either (optional extra) and no shower over the family room (again, extra). Has ensuite shower though. Not sure whether garden is done or not yet.

They appear to be a very good, and very fair, price for them TBH. Especially as they are in very good school catchment areas too.

Oooh, think we may have seem them. Don't think they are particularly large though, and having no garden would be a put off I reckon.

That seems a very reasonable price. i am assumiong that being 3 stories u have more than one bathroom/toilet and also a seperate dining room.

New builds here (herts), for a 3 bed house, (with garage) and a choice of kitchen and flooring, is well over 300k.

I always said to dh that its cheaper up north. makes me wish we had moved year ago when we were able to buy somewhere.

misdee - if you go about 4 miles further towards Derbyshire then the prices are well over £300k too. We had thought we'd ruled new builds out as a result. We went to see some recently and they were £325k and smaller. The big 5 bed houses were over £500k - in Sheffield!!!

These houses we are getting have 3 floors.

Ground floor: garage, downstairs clockroom/toilet, open plan kitchen diner, leading out into garden

First floor: lounge with juliet balcony, master edroom with dressing area and en suite shower room

Second floor: 2 double bedrooms, good sized single bedroom, family bathroom.

WE were going to if it was going to be short term - you know a month or so. But as we have gone for these new ones, which want be ready until around this time next year - we will have to look elsewhere. Partly we need to move to get into the catchment area for DD. If there was a delay we need to be in same catchment area as the hosue we are buying - just in case we have to apply before we finally move in.

katzguk - have you heard about the forum? DH walked by this morning on way to walk and in the conservatory bit there was a burnt out car! Seems some people (possibly arsenists) have drivien it in. Whole place is now clsed, car gone, glass boarded up and place ebing redecorated. We were supposed to be going there for lunch tomorrow, but not now!
