We need to sell our house to buy our new build house, the developer does part exchange but so far can’t get to the bottom of the costs involved.

Anyone know what kinda fees or valuation deduction they take or got any general experience of this?

Thanks

We part exchanged in 2017 for a new build.
The builders picked up the EA fees and we were given market value for our house.
It went very smoothly.
We continued to show people around our house even though we were no longer selling it. The pressure was off and it sold quickly.
We would do it again in a heartbeat.

It's over 20?years since we did but yes would do again

We looked at a new build, decided to buy a few days later and signed with a 6 week move date. Developers did Twat around and added another week on though

They gave us just below asking price but obviously no EA fees. Having no pressure to sell was a godsend

Ours also offered an extra grand if it sold within a certain timeframe I think to encourage you to still show buyers round though ours was sold after we moved out

With regard to the price they offered us - they sent 2 agents to value the property. We wanted £x and would have accepted £x minus 5k.
They both valued it at £x plus 10k so we were happy. (They usually add together the 2 values and divide by 2)
