Wondering as we have a cash buyer ready to go, we have just had the searches ordered via our solicitor, expect it all to go through pretty easily. Our house we're buying is all sorted too, mortgage all done, ready to roll! Surveys all done and agreed etc..
But someone yesterday BIL I think said from seraches being requested it takes at least 6 weeks before you move...
Will be well annoyed if it is?
Anyone got an ideas on this? Or experience?

our council says searches are done within 10 working days in 99% of cases, and ours is an easy case....

It does depend on the speed of the council in question. If desperate you could pay extra and ask your solicitor to do a personal search, which would be done within 24 hours. I don't know where this 6 weeks comes from, unless your BIL is assuming the searches will take 2 weeks and you will have 4 weeks between exchange and completion.

If the only thing holding up exchange is a search, then you are probably looking at 10 days (as per your council's advice), plus whatever period you agree between exchange and completion.

Our search was done in 5 days but it still took 14 weeks in total to move we are moving Tuesday and it was all supposedly straightforward so god knows what took so long.I would say 6 weeks is optimistic!

Hi, we bought a house recently and I asked the same question on here! Looking at the date of my query....we got the keys to the house about two and a half weeks from that date. Not all of that time was consumed by the searches themselves either, I believe they went through quite quickly, it was other bits and bobs to do with our lenders being less than competent which slowed things down a little! We weren't involved in a chain, nor was the house we purchased, so a similar situation to you perhaps? I do remember though that we were like monkeys on the back of our solicitor throughout the last week or so before completion .

our mortgage is stamped and ready to go. The vendors who we are buying off are moving into a new build, and they ar sorted, we are all ready to move on or before the 27th Aug, this would be really helpful to us.
We have had ups and downs, as we first had our offer accepted way back in May!
the reason it should be straightforward is that the builders of the vendors new build, are buying our flat in a bid to break the chain deadlock. they will then sell our flat onwards straightaway, so it as a cash buyer situation and the chain is in their interest entirely...
Thaks for all the tips everyone!

With some local authorities, the searches can be done in one day (on the Internet!), ours were. But the other enquiries can take weeks and weeks to sort out.

We were cash buyers and it still took ...?8 weeks for us to get to exchange.
