Which bits of Hastings/St Leonard's are lovely/awful

Hello all!

New here so I hope I'm doing this in the right place.

I'm about to move from London to Hastings (eek) and can only find years-old threads about which areas are awful/great. Could you please help me, Hastings ladieez?

I don't need a school, just a nice area preferably not too far from either the old London road or the A21 (as I need the buses), where a woolly-headed leftie painter won't feel too much like a fish out of water. I'd love to be a few minutes' walk from the sea and a nice caf. AIBU?

I'm disabled, I can walk ... but not that far, half mile max which is why I want to be nearish the two big roads (for their buses).

So where is LOVELY and where is HORRIBLE?
