No one wants our house??? - How long before 1st Viewer - I know I am overreacting!!

I know I am over reacting - our house went on the market on Monday - we have offered asking price for the house we want and they are prepared to take it off the market as they have not found anything - it is our dream house and we so don't want to lose it!!

Well what I want to know is how long do you normally wait until your 1st viewer comes round - on average - does it mean your house is crap if you don't have anyone round within the 1st week?? We had some people booked in tomorrow but they have cancelled - they were called after one of the teletubbies so I think the estate agent made them up to be honest!!

Also the estate agent says you could get a 4 bed for the price we are selling our 3 bed at - I agree with him it would be in a shite area, in a right state and away from all of the good schools which we are near though - as well as the 4 railway stations!! We havea new kitchen, new bathroom and a large garden, off street parking and big rooms - why doesn't anyone even want to come and see it????

Are you supposed to wait more than a week before anyone even wants to come and have a look!!

twinkle - you certainly can wait longer than a week. I wouldn't worry just yet. We were in the same position as you a few years ago -we found the perfect house just before we put ours on the market. The vendors took it off the market for 2 weeks for us but it wasn't long enough. Are you sure that it was actually being marketed from Monday? If it wasn't in the window or if the local paper didn't come out on Monday it might not have been visible enough. Our agent took about 5 days from us actually giving them final instructions !

sympathy. mine has been on the market since September and we've dropped the price today in the hopes of luring in more viewers. but I'm scinical and don't think it'll ever sell.

You need to bear in mind that as house went on market on Monday, it will m=have made it to rightmove on Tuesday, details will have been sent in post to reach people maybe Wednesday, and the time people often go looking for houses is on the weekend.

I would give it another week before questioning qhy you've had no viewers.

I had viewers for mine within 24hrs but it was in a big student rental area so the agent already had buyers he knew would be interested.
I'm assuming they've taken the photos but printed/uploaded yet.
Actually I'd be disinclined to go with an agent who said things like that if I were sure. Plug it here just in case , whereabouts is it?

Oooohhhh thats an idea

Is 3 bed semi - beautifully done in Sidcup/New Eltham - near 3 lovely schools - 1 very good Catholic Scool (whish DD goes to) - extnded so we have a kitchen diner as well as lounge and dining room. Easy access into London - V cheap travel as you are still in the London Travel Zones and easy distance from 3 stations (walking) and by bus a forth!!

Went on Rightmove on Monday and mailing went out yesterday - so I suppose I am jumping the gun - its just compared to the other hovels for thwe same amount Iwould jump at ours!!

Well if it went on rightmove on Monday then people would have phoned up on Tuesday and had their details taken to be mailed out with everyone else yesterday. so no-one would have actually GOT the details until this morning, and that's assuming they went 1st class of course.

So I would imagine that most people will browse through their post tonight and there will be a flurry of phone calls to the agent tomorrow morning!

In other words don't worry! (Yet!)

Thanks all - I am out tomorrow but will notify DH that he needs to be there all day as we will be inundated with happy househunters wanting our palatial pad!!

We had viewings within days but they didn't come to anything so don't judge it by that ! If you don't get any viewings for next weekend , then start to be concerned. People may well only have got the details today and only just be coming home from work. Do you have a board up ?

Yep Saturdays tend to be bonanza day as far as viewings go - not that viewing always translate in to offers

MIL had 11 vewings booked on the second day but that was the day after it comes out in the local paper, all the houses for sale localy go in it. Monday will be quite, couples will go round the windows at the weekend, depends on how much the agent is promoting it too, are they contacting everyone on their mailing list that would go for it, do they do a weekly flyer to post out to buyers.

thw lady selling my hosue had her 1st viewer (me) even before the for sale sign went up... and before any of the house brochure leaflet thing was even made etc

in fact she even acacpeted an offer the same day to!

My next door neighbour got a very high asking price (£10k more than i paid for mine in July 2006) in Dec 2006 within 4 days.

His house is smaller than mine and so old and out dated i ont think its even habitable for the moern person.

Only mod con is a very very very old central heating system. Not even any double glazing!

Well still no interest - that has got as far as a viewing - the person who was supposed to come Saturday cancelled!!

We have dropped the price by 10k in the hope that this moves things along - now it is £320k which means people searching up to £325k on the net will pick it up.

Estate agent said the price was scaring the peolpe who phoned - that being the price that he valued it at - I am so cross as I would have gone with estate agent that value it at £315 but had to go out so DH got to decide who we went with!!

I HATE ESTATE AGENTS!!
