house move on the cards, what do you think .....

i need honest opinions please. we are thnking of moving as we need another bedroom. we have a cash buyer waiting to buy our house(local business man). ive had ours valued but 2 agents have valued it a lot less than we'd like. the first thing is, how do we get the business man to pay more than the agents said it was worth?? and the second thing is, as there is nothing really out there we can feasibly afford, the only house we have seen would be more of a sideways move,it would provide the extra bedroom we need but not necessarily more living space.im beginning to wonder whether its worth bothering at this moment in time. anyone else had similar experiences or any advice

firstly, I'd imagine it's unlikely you'd be able to get the cash buyer to pay more than the agent has valued the property at, especially if he's a businessman. It's likely he'd get the house valued himself and would be looking to buy it as an investment. Does the house you are currently in have scope for an extention? you could get the extra space you need that way without having to move.
