it would cost to build a 111 sq metre house

downstairs it has a hall and cloakroom/wc, a double bedroom with ensuite shower/wc and a kitchen living room with patio doors onto courtyard garden

upstairs double bedroom in rooof space with ensuite shower/wc and velux rooflights x 3

at front is small courtyard and 3 metre high reclaimed brick wall with personal door straight onto the road

So just for fun put in your guess for building it(not buying it and not including the plot)

I've got two quotes from reputable builders

but from what research I've done i think they are too high

I've got another builder who I know really well and I'm sort of negotiating with him

I was looking at building ou rown house a while ago. An 3 bedroomed average sized bungalow..... the prices were abit like this:

Kit = 20,000
Plot = 40,000
Construction = 60,000

SO it ended up costing around £120k.

Zippi - Yes. We were always told as a general rule to add together the price of the kit and plot.... then double it.

I used to underwrite self build mortgages and the estimated build costs varied hugely. On querying one that seemed especially cheap, the client (who was a builder) said that he got materials cheaply in the trade that were "left over" from other peoples projects. In other words, he was ordering too much for his paying customers and nicking what was left to go towards building his own house

I hope he's not one of your builders Zippi!!!

I've just found out that the travis Perkins site is really good with lots of links and they do a cost estimator (online quite basic) or an estimate based on plans sent to them for £100 so I think we will do that it must be cheaper than getting a Quantity Surveyor estimate.

The two quotes we've got are 101,000 and 110,000

I had estimated it at 60,000 up to an absolute max of 75,000
