depends on whether your house is already extended I think. You will need building regs though esp if you're not using a FENSA registered company

Or if you don't have permitted development rights

We already have a loft conversion and the downstairs was extended before we moved in. So I guess I will need to check with the council.

i think you are allowed to extend your house by a set amount before planning is required. If its ground floor only and you havent breached the limit then probably dont need pp but as i said, you will probably need b/r

There is a rule about how many metres the porch is to the threshold of your property ie the pavement. So check that one but I think you'd just need building regs.

Don't do it without building regs though or you'll have terrible trouble when you sell your house as the other party will insist you pay an insurance in case it falls down as the council haven't checked it.
